Demographic

Most houses in Braemar are family homes, generally with space for between four and five occupants. 78% of people own houses, while 22% rent, and around 64% of residents are married here. In general, the benchmark of properties is between $1 and 2 million. 

Residential Housing

Typically, homes in Braemar tend to be on the larger size, with the neighbourhood being a predominantly family-friendly area, and the majority are detached.

Recreation

If you like to live an active lifestyle, Braemar is the perfect place to do so. Backing onto trails, this area is ideal for hiking and mountain biking, with access to the Baden Powell Trail located on Braemar Road. Nearby Princess Park is a great spot for dog walkers, with a large forested area and creek which runs through the middle. There are also playgrounds, tennis courts and a picnic shelter here. Capilano Suspension Bridge Park is also a great place to explore, and can be accessed in under 10 minutes. If you’re not into sports or hiking, the North Vancouver District Public Library is nearby, as are the Centennial Theatre and Gordon Smith Gallery of Canadian Art.

Restaurants

Driving five minutes towards Westview Drive, residents can access a variety of eateries, including Hamaei Japanese Restaurant and Two Lions Public House, as well as popular coffee shops Tim Hortons and Starbucks. A 10-15 minute drive will take you to bustling Lonsdale Quay, which offers a number of popular restaurants, including Burgoo Bistro, Tap and Barrel, and Pier 7 Restaurant and Bar. Beer enthusiasts should be sure to check out Green Leaf Brew.
 
Shopping
 
The closest grocery store to Braemar residents is Queensdale Market, a 15 minute walk away, which specializes in organic, natural and whole foods. Nearby Westview Drive has a Good Nature Health Foods, which specializes in Gluten Free Foods, as well as a Safeway, BC Liquor and Esso. Capilano Mall, which is home to over 90 stores and services, is located a 10 minute drive away, as are Thrifty Foods and Walmart Supercentre. Of course, you can also take a trip to Lonsdale Quay for a browse around the popular waterfront market.
 
Schools
 
Spreading over both the Balmoral and Argyle catchment areas, Braemar offers residents a wide range of school options, with elementary schools including Braemar Elementary and Carisbrook Elementary, which is located in Upper Lonsdale, and Upper Lynn Elementary, located in Lynn Valley. Secondary schools include Carson Graham Secondary, Argyle Secondary and Mountainside Secondary.
 
Transportation
 
With certain amenities located further out, most Braemar residents tend to own a car. If you do not drive, or prefer not to, there are also frequent buses which run through the neighbourhood. The 230 Upper Lonsdale bus runs to and from Lonsdale Quay, while the 228 goes towards Lynn Valley. The parks and trails surrounding Braemar are perfect for walking, and plenty of amenities are also accessible by foot.
