Explore Killarney VE

Situated in the southeast corner of the city, Killarney contains a number of green spaces, reflective of its history as one of the last portions of Vancouver to be developed. Now a primarily residential area, Killarney offers its residents affordable property prices, a range of excellent schools, as well as economic and cultural diversity. The perfect location for young people starting a family, this neighbourhood contains a collection of single-family residences with a few multi-family homes.

Location

A residential neighbourhood in the Southeast of Vancouver, Killarney is located south of Collingwood and Victoria, east of Knight, north of Fraserview and west of the city of Burnaby. This homely neighbourhood, which includes the small community of Champlain Heights, is also bounded by the Fraser River to the south, offering stunning waterfront views.

Demographic

Traditionally an Irish immigrant enclave, according to the City of Vancouver, 57.2% of Killarney residents are immigrants, with Chinese, Korean, Vietnamese, Caribbean and Filipino citizens playing a significant part in this multicultural neighbourhood. A walk or drive along Kingsway demonstrates just how diverse Killarney is, with small businesses catering to a variety of ethnic Canadian communities. Killarney is a relatively low-density neighbourhood that has the third-highest concentration of families in the city. Around 50% of residents are married and have children.

Residential Housing

Homes in this area vary from single-family and multi-family homes, to townhomes, and high-rises, with many homes having been built since the 1970s and 80s. Champlain Heights is made up of a variety of townhomes in the north and single-family homes closer to Everett Crowley Park. Since this neighbourhood was developed later in Vancouver’s history, Killarney does not have many heritage homes, although its beautiful green spaces and mature trees remain. In recent years, many developers have purchased large lots in the community and built their own custom homes. Contact me to find out more about current bench mark pricing in the area.

Recreation

This neighbourhood is home to many parks, including Everett Crowley Park, one of the largest in Vancouver, and Killarney Park, where Killarney Secondary School and Killarney Community Centre are located. Killarney Community Centre features a fitness centre, gym, indoor pool, playground, dance studio, and more. Everett Crowley Park, is the fifth largest park in Vancouver and offers 40 hectares of secluded trails ideal for walking, cycling and dog walking. Although a beautiful park, not many people are aware that it was previously a landfill known as the Kerr Road Dump. To the west of Everett Crowley is the Fraserview Golf Course, perfect for golf enthusiasts.

Restaurants

With easy access to amenities, many restaurants are within a short distance from this neighbourhood, with Mt. Fuji Japanese Restaurant, Iron Kitchen and Yu Kee BBQ Kitchen all popular choices. Champlain Square also features a range of restaurants and cafes, with popular spots including 54th Ave Cafe, Sushi Go and Tasty Wok. And of course, there are plenty of eateries along Kingsway serving a diverse range of foods for residents to enjoy.

Shopping

The main shopping area for Killarney residents is along Kingsway, where you can find London Drugs, Safeway and BC Liquor Store, among many other unique and specialty shops. The area’s dominant mall is Champlain Square, located at Kerr Street and 54th Avenue, featuring over 45 shops and services, including banks, Extra Foods, Kin’s Market and Starbucks. And if that isn’t enough, the Metropolis at Metrotown shopping centre is located close by, providing access to one of Canada’s largest indoor malls with almost every service necessary.

Schools

There are many schools located in the direct Killarney district, including Champlain Heights Elementary, MacCorkindale Elementary, Sir Charles Kingsford-Smith Elementary, Tecumseh Elementary, Waverley Elementary, Weir Elementary as well as David Thompson Secondary and Killarney Secondary. Many amenities are also accessible by foot, with various parks in Killarney lined with walking paths and natural trails for residents to explore.
