Explore Kitsilano

Ranked as the second most recognizable community in Canada (after Toronto’s Rosedale area), Kitsilano, commonly referred to as ‘Kits’, is one of Vancouver’s most popular neighbourhoods. A vibrant community known for its spectacular scenery and beautiful beaches, Kitsilano is the perfect blend of urban and hip suburban. Its main district for shopping and dining out, West 4th Avenue also boasts more than 300 restaurants, shops and services, meaning residents have everything they need right on their doorstep. What more could you ask for?

History

The Kitsilano neighbourhood began to take shape in 1932, when the Burrard Bridge was erected. Previously a predominantly family area, many single-family homes were built during World War II which were knocked down in later years and turned into apartments and condos to account for an increase in the neighbourhood’s population. Due to Kitsilano’s beautiful beaches, the area was also used by some of Vancouver’s first settlers, who came there to unwind in the sun. They then pitched their tents on an area then known as Greer’s Beach, which lies next to the First Nations Reserve, Khatsahlano.

Location

This westside neighbourhood isbordered by Alma Street on the west, Burrard Street on the east, 16th Avenue on the south and the ocean to the north. Nearby neighborhoods include Arbutus-Ridge, Shaughnessy, Dunbar-Southlands, Fairview, West End, West Point Grey and Kerrisdale.

Demographic

Kitsilano has a much younger and culturally diverse demographic than other neighbourhoods in Vancouver’s West, with many choosing to move here interested in a healthy and social outdoor lifestyle. People between the ages of 20 and 39 make up 42% of Kitsilano’s population, while approximately 35% are aged between 40 and 64. There is a pretty even split between those that rent and own property, with 57% renting. The majority of Kitsilano residents have English as their first language (78%).

Residential Housing

One of the most diverse neighbourhoods in Vancouver in terms of housing, buyers can take their pick of bungalows, heritage homes, townhouses and duplexes, and low-rise condos, which make up 68% of the neighbourhood’s properties. The neighbourhood is also home to many parks including Vanier Park, Kitsilano Park and Connaught Park. If you need a break from the outdoors, the Kitsilano Community Centre is a popular location for recreational activities. Cultural activities are provided by the Maritime Museum, the Vancouver Museum and the HR MacMillan Space Centre.
