Location
 
Park Royal is a neighbourhood that occupies the south-eastern corner of West Vancouver, with nearby neighbourhoods including Ambleside, Dundarave and British Properties (better known as ‘The Properties’). Thanks to Park Royal’s accessibility to Lions Gate Bridge, this neighbourhood is a short drive or bus ride, 10 minutes from downtown Vancouver.
 
Demographic
 
The majority of homes in Park Royal are single-family households, with 74% of people owning property and 26% renting. Approximately 49% of Park Royal residents are married, while 28% are single. The average benchmark for a property in Park Royal is around $1 to 2 million.
 
Residential Housing
 
West Vancouver’s highest density housing is centred in and around the commercial areas of Ambleside, Dundarave and Park Royal, with most of the houses in the area being detached homes.
 
Recreation
 
Park Royal’s main attraction is its Shopping Centre, which we will come onto later, but the area has plenty of amenities beyond shopping that attract people to the area. Adjacent to Park Royal South is one of West Vancouver’s most popular hiking trails, the Capilano Pacific Trail. Beginning at the dog walking area of Ambleside Park, follow the trail through the Capilano River Regional Park to the Fish Hatchery, Cleveland Dam and Capilano Lake for some spectacular scenery along the way. If you’re not such an outdoor enthusiast, other popular recreational activities include yoga at YYoga, featuring an infrared sauna and tea lounge, or West Vancouver Memorial Library, a 5 minute journey along Marine Drive.
 
Restaurants
 
Park Royal Shopping Centre is packed with restaurants, from fast-food and fast-casual, to farm-fresh and fine dining. Popular choices in Park Royal South including Italian home-cooking hangout, Trattoria, Fortune Wok, serving authentic Chinese cuisine, as well as popular chains Nando’s and Five Guys. Park Royal South’s neighbour, The Village, offers additional eateries, including Cactus Club Cafe, Milestones and The Village Taphouse.
 
Shopping
 
West Vancouver’s original shopping centre, Park Royal offers a fashion-dominant north mall and a food- and service-oriented south mall. Visitors are spoilt for choice, with over 275 shops and services, from home furnishings stores like Anthropologie and Home Depot, to fashion and shoe stores, like Banana Republic, Roots and Vans. In late 2004, The Village was opened as an expansion of Park Royal South, and boasts Vancouver’s first Salomon store, the first Pinkberry frozen yoghurt shop in Canada, and the best Whole Foods Market in North America, among other stores.
 
Schools
 
As well as being great for shopping, Park Royal is also an extremely transit-friendly neighbourhood, with easy bus access to nearby schools, including Hollyburn Elementary and Pauline Johnson Elementary. West Vancouver Secondary is the closest high school to students living in the area.
 
Transportation
 
With a walk score of 85, most errands can be accomplished by foot, so Park Royal is a great neighbourhood for those who don’t drive. Park Royal is somewhat bikeable, if you don’t mind steep hills. Park Royal also acts as an area transit hub, known as the Park Royal Exchange, with various TransLink buses and West Vancouver Blue Buses serving this location.
