Explore Boulevard

One of North Vancouver’s most unique neighbourhoods, The Boulevard, (also referred to as Grand Boulevard) has gardens running through its middle and spanning almost the entire length of the neighbourhood. The Boulevard Gardens are part of North Vancouver’s ‘Green Necklace’, which also includes Ottawa Gardens, Victoria Park and Mahon Park. A centrepiece for the community, one particular garden is used for flower displays. Also known for its beautiful parks and grand houses, The Boulevard offers spectacular views over Burrard Inlet and is considered a must visit for anyone looking for a fabulous home in North Vancouver.

Located south of the Upper Levels Highway in the city of North Vancouver, The Boulevard is a grand neighbourhood, with a huge park running through its middle, stretching from E Keith Road to 19th Street, between East and West Grand Boulevard.

Most houses in The Boulevard tend to be detached, single-family homes, 79% of people are home owners in the community, as opposed to renting, and have an average age of 40 years. Approximately 56% of residents are married. In general, the average benchmark for properties is between $1 and 2 million.

Residential Housing

The Boulevard has a variety of housing types, from single-family detached homes and duplexes to townhouses, and custom-build homes. Popular for redevelopment due to its status as a grand neighbourhood and known for its breathtaking views of the Burrard Inlet and the mountains, if you’re looking for a home in the Boulevard, you need to act fast.

Besides admiring the beautiful homes up and down The Boulevard, there are plenty of things to keep residents busy. Boulevard Park features tennis courts and a soccer pitch for sports enthusiasts. Alternatively, you can hike through nearby Greenwood Park to visit ‘God’s Chair’, a jutting of rock hidden away at the peak of the park. Other attractions include Lynn Canyon, just a 10 minute drive north, or Lonsdale Quay, which you can get to in under 10 minutes. Here, you can browse the local market, check out nearby events, or catch the ferry over to downtown Vancouver.

The Boulevard is in a great location for dining out, with a range of restaurants in all directions. Nearby favourites include Sansho and Sushi Japanese Dining, run by sushi chef, Hide-san or Hideki Yamamoto, who has thirty years of experience and previously owned a Nova Scotia-based restaurant. Alternatively, there are lots of quality chain restaurants, including Browns Socialhouse in Lynn Valley, and Tap and Barrel down on Lonsdale Quay. If you’re looking for a new brunch spot, try BLVD Bistro on Queensbury Ave, offering innovative, yet tasty dishes in a relaxed atmosphere.

If The Boulevard does one thing well, it’s quality, and its stores are no different. If you’re looking to pick up groceries, Sprout Organic Market is a small, sustainable produce and grocery store, offering the very best in organically-sourced products. Its neighbour, The British Butcher Shoppe, offers customers the finest cuts of meat, poultry and deli items, along with special British imports of sweet treats and groceries. If you’re looking for a basic supermarket, Safeway, Save-On-Foods and Real Canadian Superstore are all within a 10 minute drive. Heading down on Esplanade Avenue towards Lonsdale Quay, you can access everything you need, from thrift stores and hairdressers, to convenience stores, and of course, the famous Lonsdale Quay Market.

The closest school to residents of The Boulevard is Ridgeway Elementary, just a 10 minute walk. Other nearby schools include Queen Mary Elementary, Sutherland Secondary School, Carson Graham Secondary School, all a short drive away. Bee Haven, a before and after school care centre, offers programs for children of all ages, as well as running their popular ‘spring break camps’.

With The Boulevard being a largely green area, the city is working hard to improve air quality and reduce community greenhouse gas emissions by reducing car travel and traffic congestion. The Green Necklace is an urban greenway encircling the urban centre of North Vancouver. Part runs through The Boulevard, from East Keith Road to 19th Street. By adding safe, shared crossings for pedestrians and cyclists and paving the existing central pedestrian path to enhance accessibility, residents of The Boulevard can travel without the need of a car. Of course, the city’s bus system is also frequently running in the area.
