Explore Fraser VE

If you have been looking for a friendly area to raise a family but want enough diversity to maintain that authentic Vancouver feel, look no further than the Fraser. With a fantastic range of schools, as well as an exciting mixture of residential homes and eclectic shops within walking distance of the neighbourhood, Fraser Street is becoming increasingly popular as a place to live. What’s more, homes for sale in this neighbourhood are a bargain compared to homes further west, and still only 15 minutes from downtown Vancouver. Here’s what Fraser can offer its residents.

Location

Fraser is a neighbourhood that surrounds Fraser Street in East Vancouver. Its official boundaries are E 22nd Avenue to the north, West 49th Avenue to the south, Prince Edward St. to the west, and Windsor St. to the east. Fraser also encompasses an area known as Kensington-Cedar Cottage, which is just east of Fraser St.

Demographic

Although many of the residents living in Fraser speak English as a second language, almost 60%of the neighbourhood’s population is made up of immigrants from various parts of the world. Since Fraser is becoming a more affordable area, people are attracted from busier areas surrounding downtown Vancouver, and single-family homes are becoming more popular in Fraser.

Residential Housing

Home to some of Vancouver’s oldest homes, Fraser offers its residents character, personality and history. With the popular Fraser Street being home to many newly restored heritage homes with beautiful greenery, this area is in high demand. Many homes offer stunning views of surrounding areas, while others are built on the perfect spot of land to recreate your dream home. The Fraser community is also experiencing new condo developments, drawing more young professionals and family to the area. Contact me to find out more about current bench mark pricing in the area.

Recreation

If you love the outdoors, Fraser offers residents several green areas where you can get some fresh air and get some exercise. Grays Park and the much larger Memorial South Park are two popular parks, providing a much-needed escape to escape the big city. The Fraser Street area is also served by two nearby community centres. The newly renovated Hillcrest Community Centre is located near Queen Elizabeth Park and features a skating rink, baseball fields, large swimming area with hot tub, sauna and steam room, and a gym. Kensington Community Centre, located at Kensington Park on Knight and 33rd offers a fitness centre, gymnasium, pottery studio, dance studio and swimming pool.

Restaurants

The Fraser neighbourhood, and Fraser Street in particular, offer access to a range of fantastic restaurants, with popular choices including Pizza Carano, offering classic pizza combinations with a twist, Jethro’s Fine Grub, featuring one of the best brunch menus in Vancouver, Masayoshi, serving authentic Japanese cuisine and Le Faux Bourgeois, recently listed as one of the Ten Best French Restaurants in Vancouver by USA Today. Fraser Street also offers lots of multi-ethnic eateries, with a variety of Pho restaurants, such as Pho Hong Restaurant and Pho Quyen Restaurant Ltd.

Shopping

Fraser Street is the area’s main commercial area, and is home to a very diverse mix of specialty shops and services, with stores including The Doyen Violin Shop Ltd, Spool of Thread, One Stop Rock Shop and vegan shoe store, Nice Shoes. If you’re looking for a place to grab a coffee, the street is home to coffee shops and bakeries, including SweetSalt, Batard Bakery and Bubbles and Beans Coffee, as well as popular favourite, Starbucks. Nearby are also some of Vancouver’s best European food spots, such as Polonia Sausage House, offering some of the best and authentic Polish sausages Vancouver has to offer, and if you’re looking for a place to pick up groceries, No Frills and Shoppers Drug Mart are also located on this street.

Schools

The Fraser community is fortunate enough to have a range of elementary schools in the area, including Charles Dickens Elementary, one of the top rated elementary schools in all of Canada, Sir Alexander MacKenzie Elementary, Nightingale Elementary, Livingstone Elementary, McBride Elementary and Brock Elementary. Two secondary schools service the neighbourhood’s high school students, Sir Charles Tupper Secondary School and John Oliver Secondary School.

Transportation

The Fraser neighbourhood is located in between the Skytrain stations east of Kingsway, and Canada Line stations on Cambie, so if you want to travel by Skytrain you will have to take the bus there. If you do take transit, quite a few buses serve this area, utilizing the main streets. Of course, lots of amenities are also located within walking distance.
