Location

Bounded by the Seymour River and its canyon on the west, Deep Cove to the east, Burrard Inlet to the south and the forests of Seymour Mountain to the north, the Seymour community covers the largest area in the North Vancouver District. Nearby neighbourhoods include Seymour Heights, Blueridge, Windsor Park, Northlands, Indian River, and Roche Point.

Demographic

Many Seymour residents are homeowners, with 81.2% of residents owning property, and just 18% renting. Approximately 30% of residents are aged between 20 and 44, 29% between 45 and 64, and 24% between 5 and 19, indicating that many residents are families with children.

Residential Housing

The majority of houses in Seymour are single-family detached homes (54%), with real estate in the neighbourhood being priced slightly higher than other surrounding areas in North Vancouver. Homes on the river banks are particularly expensive, and in recent years, multi-family housing has been developed in the southern part of the community. Townhomes and apartments are less common in Seymour. Contact me to find out more about current bench mark pricing in the area.

Recreation

One of the most popular attractions in the Seymour neighbourhood is Mount Seymour, home to world class ski slopes in the winter where residents can enjoy skiing, snowboarding, snow-tubing or tobogganing, as well as a huge network of hiking trails and mountain biking during the summer months. The Seymour Group Campsite also opens during summer to families and hikers wanting to explore the wilderness. Other attractions include Maplewood Farm, a great family day out, where children can visit and pet some of the resident animals, including goats, donkeys, horses and cows. For a pleasant summer walk, residents can also visit the Maplewood Flats Bird Sanctuary, offering the opportunity to see numerous species of birds, or take a hike on the Seymour Valley Trailway, a 10km path in the Lower Seymour Conservation Reserve, offers five picnic sites, benches, biking and hiking trails.

Restaurants

Seymour offers a variety of family friendly dining options, and whatever your preference you’re sure to find something to suit your tastes. Popular eateries include White Spot, Mumbai Masala Restaurant, and Vancouver’s first nanobrewery, Bridge Brewing Company, all of which can be found at The Park and Tilford Shops and Gardens. Other popular restaurants can also be found at nearby Lynn Valley, such as Browns Socialhouse, and Yama Sushi, serving fine Japanese cuisine. There are also lots of coffee shops in the area, such as Delany’s Coffee House, Tommy’s Cafe and Waves Coffee House.

Park and Tilford Shops and Gardens, located at the foot of Mountain Highway, offers residents a grocery store, movie theatre and several other shops. If you’re looking for a spot to do your grocery shopping, a Real Canadian Superstore can be found on Seymour Boulevard and offers all the basics. Parkgate Village Shopping Centre is another shopping area, offering 38 different stores, including a video rental store, banks and a spa.
